✨ The 60-second answer

On a Dholera map, Dholera SIR sits on the western coast of the Gulf of Khambhat in Ahmedabad district, Gujarat, about 100 km south-west of Ahmedabad. The region spans a planned 920 sq km, divided into six Town Planning schemes (TP1 to TP6), with a roughly 22.5 sq km Activation Area core inside TP2 where serviced infrastructure exists today. Official maps are on dholera.gujarat.gov.in; brochure maps often show the full boundary as if finished.

A good Dholera map answers one question first: where exactly is this place? Dholera SIR sits on the western coast of the Gulf of Khambhat in Dholera taluka of Ahmedabad district, Gujarat, about 100 km south-west of Ahmedabad city, on flat low-lying Bhal coastal land. Reading a Dholera map well means understanding three layers stacked on that location: the outer region boundary of about 920 sq km, the grid of six Town Planning schemes that divide it, and the small Activation Area core where building is concentrated today. This guide explains each layer and points you to the official maps.

Because Dholera is greenfield and still filling in, a map of it looks unusual: mostly planned zones and reserved corridors rather than a dense built city. Knowing how to read that plan, and where the real, serviced land sits inside it, is what separates an informed view from a brochure impression.

Where is Dholera located on the map?

Dholera is on the Gujarat coast, roughly 100 km south-west of Ahmedabad, along the western edge of the Gulf of Khambhat, also spelled Cambay. Administratively it lies in Dholera taluka of Ahmedabad district, on the Bhal, a belt of flat, low-lying, historically saline coastal plain. If you picture Ahmedabad at the top and the sea to the south-east, Dholera sits down towards that coast, inland of the tidal flats but close to them.

This coastal, low-lying setting is not incidental. It shapes everything from drainage design to the large share of land that falls under the Coastal Regulation Zone. Our Dholera geography and climate page covers the terrain in depth, and the location is also why the sea-facing orientation and the Gulf appear on every official map of the region.

How far is Dholera from key places?

Dholera's position is easiest to grasp through distances to landmarks you already know. The headline is that it is about 100 km from Ahmedabad, and much closer to its own upcoming airport and to the ancient site of Lothal.

How is the region laid out into TP schemes?

Dholera's map is organised into six Town Planning schemes, numbered TP1 to TP6, which is how the authority slices the region into manageable, plannable blocks. All six draft schemes have been reported sanctioned. Each TP scheme is the unit through which land is pooled from original owners and returned as serviced Final Plots, so the TP grid is effectively the skeleton of the whole city map.

The reported areas give a sense of scale. Phase 1 combines TP1 and TP2 at about 153 sq km: TP1 is about 51 sq km, roughly 12,750 acres, and TP2 is about 102 sq km, roughly 25,000 acres, and it holds both the Activation Area and the ABCD administrative building. TP5 is about 75 sq km and TP6 about 67 sq km, while the areas of TP3 and TP4 are not reliably sourced. When you look at a planning map of Dholera, these numbered blocks are the large outlined zones, and a specific plot's identity is tied to which TP scheme and which Final Plot number it carries. Our Dholera master plan page shows how the schemes combine.

What is the Activation Area and where does it sit on the map?

The Activation Area is the small, intensely developed core inside TP Scheme 2, and on the map it is the part you should look at first, because it is where real serviced infrastructure exists today. It covers about 22.5 sq km, with NICDC citing 22.54, which is only about 4.25 percent of the developable land, and it functions as the plug and play demonstration zone for the whole project.

Inside the Activation Area sit the roughly 72 km internal road network, the underground utilities, the water treatment plant and the ABCD building with its Integrated Command and Control Centre. This concentration is deliberate: rather than thinly spreading effort across 920 sq km, the model builds one complete zone first to prove the concept and anchor early industry. When people say Dholera is being built, this is largely the patch they mean. Our Dholera activation area page goes deeper, and note the old 2020 target of about 120,000 residents and 80,000 jobs for it has lapsed.

Where can you find the official Dholera maps?

The authoritative maps come from the government portals, not from broker sites. The official source is dholera.gujarat.gov.in, run by DSIRDA and DICDL, which publishes the development plan, the Town Planning scheme maps and land use information. NICDC at nicdc.in provides corridor-level context as the national coordinating agency, and the Gujarat land records portal AnyROR is where a specific survey number can be checked.

How to read a Dholera plot on the map, safely

Match any plot to three things on the official records: its Town Planning scheme number, its Final Plot number, and its distance from the Activation Area, airport and the central spine road. A plot that is only near Dholera on a satellite view, without a sanctioned TP scheme and Final Plot allotment, is not the same as serviced planned land. Always verify on dholera.gujarat.gov.in and AnyROR, not on a sales brochure.

Beware of glossy marketing maps that show the full 920 sq km as if it were finished. The planned boundary is real, but most of it is future phases, and being inside the outer boundary is not the same as being inside a serviced TP scheme. For how this affects buying decisions, see common mistakes buying in Dholera.

How does the map connect to roads, rail and air?

The map is increasingly defined by its connectivity corridors, which are the lines that will carry the region's traffic. The Ahmedabad to Dholera Expressway, a 109 km four-lane greenfield highway, is reported open since March 2026 and is the main road artery on the map. The Dholera International Airport site sits about 20 km from the SIR and about 80 km from Ahmedabad. A semi high speed rail line from Ahmedabad, cleared in May 2026, is planned along roughly 134 km, though no passenger station exists inside the SIR yet.

Internally, the map reserves a central spine road and a rapid-transit corridor, so proximity to these lines is one of the durable drivers of a plot's location value, in direction if not in guaranteed amount. Our connectivity overview, expressway and airport pages map these out. Reading the region through its corridors, rather than its outer boundary, gives the truest picture of where value and access concentrate.

What is the practical way to use a Dholera map?

The practical approach is to zoom in, not out. Start from the Activation Area and the TP2 core, then work outward through the sanctioned TP schemes, then treat the outer 920 sq km as the long-term envelope. Overlay the expressway, the airport site and the reserved spine and transit corridors, and you have a working mental model of where the serviced present ends and the planned future begins.

For any specific decision, the map is only a starting frame. The binding facts, TP scheme sanction, Final Plot number, N.A. status, RERA registration and title, live in the official records, and those are what should drive a decision rather than the visual impression a promotional map creates. Used that way, a Dholera map becomes a tool for verification rather than persuasion, which is exactly what a project of this scale and stage deserves.

Why does the coastal location dominate the map?

The coastal location dominates a Dholera map because the sea, the tidal flats and the Coastal Regulation Zone physically constrain where the city can be built. Dholera sits on the Bhal, a flat, low-lying plain that meets the Gulf of Khambhat in a fringe of tidal mudflats and mangroves. On a map this shows up as a large band of land near the coast that is protected rather than buildable, and it is a big reason the developable area is about 580 sq km out of the 920 sq km planned, with roughly one third of the developable land falling inside the CRZ per DICDL figures.

This matters for anyone reading the map with a plot in mind. Land closer to the coast is more likely to carry environmental restrictions, and drainage across such flat terrain is a genuine, documented planning challenge that the master plan addresses with engineered stormwater channels, including the roughly 6.5 km man-made canal in the Activation Area. So the coast is not a scenic footnote on the Dholera map; it is a hard boundary that shapes zoning, land use and the value of location. Our Dholera water infrastructure page explains how the drainage design responds to it.

What are the internal zones and corridors to look for?

Beyond the TP grid, a Dholera map carries functional zones and reserved corridors that tell you what a given patch is meant to become. The master plan concept, widely attributed to the UK firm Halcrow though not primary-confirmed, lays the region out into industrial, residential, mixed-use, recreation and tourism zones, plus a Knowledge and IT Zone. Precise zoning percentages are not reliably sourced, so treat any exact split you see on a brochure with caution, but the qualitative mix is well established.

The corridors are just as important as the zones. The map reserves a central spine road running through the region, a rapid-transit corridor set aside for future mass transit, and the alignments for the expressway and the planned rail. The ABCD building and the Knowledge and IT Zone anchor TP2. When you look at where early value concentrates, it clusters along these corridors and around the Activation Area, because access and services are what make land usable. Reading the map by corridor and zone, rather than by raw distance from the sea or the city, is the professional way to interpret it. For the anchors that sit in these zones, see our Dholera semiconductor fab page.

How does the Dholera map compare to a normal city map?

A Dholera map reads very differently from the map of an established city because it is a plan of a future, not a record of a present. On a normal city map, streets, neighbourhoods and landmarks reflect what already exists on the ground. On a Dholera map, most of what you see is intent: sanctioned schemes, reserved corridors and zoned land that will be built over decades. Only the Activation Area and its immediate surroundings look like a conventional serviced area today.

This is why importing habits from reading a mature city map can mislead. A large, boldly drawn zone on the Dholera plan is a commitment to build, not evidence of a built neighbourhood. The honest way to hold both truths is to read the map in two colours in your mind: the serviced present, small and concentrated, and the planned future, vast and staged to around 2040. The current status 2026 and completion date pages help you keep that line clear, and the Dholera vs GIFT City comparison shows what an operational Gujarat smart city map looks like by contrast.

What map mistakes should you avoid?

The biggest map mistakes all come from treating the planned envelope as if it were finished, serviced land. Here are the ones worth guarding against:

  • Confusing the boundary with the build. Being inside the 920 sq km outer boundary does not mean a plot is inside a sanctioned TP scheme with serviced infrastructure.
  • Trusting glossy marketing maps. Broker maps often render future phases and unbuilt corridors as if they exist. Cross-check every claim against dholera.gujarat.gov.in.
  • Ignoring the CRZ. Coastal land may be restricted. A pretty sea-facing position can mean a non-buildable zone.
  • Skipping the Final Plot check. A survey number on a satellite image is not a serviced Final Plot. Verify the TP scheme and Final Plot allotment on official records and AnyROR.
  • Overweighting distance to the coast or city, underweighting corridors. Access to the spine road, expressway and Activation Area drives usable value more than raw geography.

Getting these right turns the map from a marketing device into a diligence tool. For the full checklist before any purchase, our how to buy a plot in Dholera page walks through verification step by step. A map should narrow your questions, not answer them; the official records do that.
